Auctions are held in person at the Linn County Courthouse.

At least 30 days prior to an auction, the auction details and list are posted to this webpage. To be notified when an auction has been approved and posted, sign up for the Email Subscription List.

Instructions to Bidders

Registration

  • The name you give at the time of registration sign-up must accurately reflect the party or parties in whose name the contract/deed will be made. The address must be accurate for purposes of tax statements and communications with the Property Management Department.
  • Any individual intending to bid or purchase a property must be present at the sale. Linn County does not allow absentee bidding.
  • On the date of the sale, all potential bidders must register for a number with the Property Manager. Registration begins at 9:00 a.m. and the auction begins promptly at 10:00 a.m. The registered bidder will be given a 3 x 5 card containing a bidder number which must be visibly displayed to the Sheriff when making the bid.

Bidding

  • This is an oral auction. No sealed bids will be accepted.
  • Bids for less than the minimum bid will not be accepted.  
  • Normally, bidding will not proceed at pre-determined increments. At the auctioneer’s discretion, minimum bid increments may be set at any time during the auction.
  • All properties are sold “as is.” Prospective buyers are responsible for researching any and all conditions concerning properties offered. Linn County transfers by a “Conveyance of Tax Foreclosed Property” all interest it may have in these properties. Linn County makes no representation about zoning, building feasibility, restriction in use or any other matters, and does not guarantee clear title to the property offered for sale.  
  • No redemption period remains for the former owner of record. The foreclosed property is not deeded to the County until the redemption period has expired.
  • If you are a successful bidder, take your number to the Property Manager.
  • The Property Manager will direct you to the Treasurer office to make payment.

Payments & Fees

  • Full payment must be made on the date of sale, no later than thirty (30) minutes after the end of the auction. Linn County does not carry contracts or purchase agreements.
  • Payment must be made in cash, money order, or by cashiers’ check, made payable to “Linn County.”
  • Payment is to include the bid amount plus one hundred five ($105) dollars for the first page of the Conveyance document, and five ($5) dollars per page thereafter for recording fees. The person making the offer is responsible for all applicable recording fees.  
  • The Treasurer’s office will issue a "Certificate of Sale and Receipt" at the time of payment.
  • A "Conveyance of Tax Foreclosed Property" is recorded approximately one (1) month following auction.
